After receiving a request from the owner, we will conduct an in-office research on the subject property. This includes: obtaining tax records, assessment information and other pertinent information on the property.

One of our qualified Real Estate Professionals will visit the property to estimate the market value of the property.

Our market researcher will conduct a comparative market analysis and will prepare a custom report for the subject property. This report will include current market statistics and analysis of the data available from the Metropolitan Regional Information Systems.

Once the owner has come to a decision to list the property with Cathie Gill, Inc., we will prepare a Property Management Agreement.

|
|
|
Advertise the property using various marketing channels including newspapers, magazines, direct mail cards, fax and the World Wide Web.

|
Once we receive an application from potential tenant(s), we will conduct a thorough credit check, verify employment and contact previous landlords. We will report the results to the owner.

|
|
|
As soon as the application is approved by the owner, we will prepare a lease agreement.
|
|
|
|
|
The tenant will move in on the date specified on the lease agreement.
|
|
|
|
|
If there are any repairs, we will arrange and meet repairmen/tenants at the property if necessary.

We will make any tax or mortgage payments on behalf of the owner.

Monthly 8% property management fee automatically deducted from the rent.

We mail monthly statements that detail the disbursement of rents, maintenance costs, and management fees.

Year-end statements are mailed to all property owners for business records.
